Recently I had a conversation with a home seller who was thinking about selling by themselves, FSBO (For Sell By Owner) and I thought I would share some of it here with you.
It started like this: I’m happy to help however I can. If you want to list it yourself, you will find that the time to sell will probably double. Buyers are pretty savvy & techy, so the Internet is the most effective way to reach consumers. Because the MLS is only available to realtors, it is the most powerful source because all other real estate sites link to the MLS. So for instance, when I list a house it is linked to over 200 websites, so it doesn’t take long to move a property because so many consumers see it. All of that marketing is free to the seller. Plus, most sellers don’t realize that the commission includes very detailed skills...making sure your buyer is loan qualified & not just wasting your time.
Also making sure all the documents are presented, filed properly & all available to the title company to get the closing done on time & financially in the favor of my seller. There is one person I know who listed his house himself and sold it in 4 days but ended up spending $12,000 needlessly on repairs because he had no one to negotiate for him.
It can be painful & it doesn’t have to be if you have a realtor that works these deals EVERY day, knows them & gets it closed efficiently.
